Our Fee Structure
Monthly Management Fee
Charged on rent collected, not rent due. If the tenant doesn't pay, we don't get paid. That is how aligned our incentives are. For a property renting at $2,000/mo, the management fee is $200/mo.
One-Time Setup Fee
Covers account setup, initial property inspection, and onboarding. Charged once, at the start.
Tenant Placement Fee
Charged when we place a new tenant. Covers advertising (20+ rental websites), applicant screening (credit, background, eviction history, employment, prior landlords), lease preparation, and move-in coordination. For a $2,000/mo property, the placement fee is $1,500.
Lease Renewal Fee
Charged when a lease is renewed with an existing tenant. Covers the renewal lease preparation and signing. Many companies charge a full month's rent for this; we do not.
Eviction Fee
Included in the management fee. If an eviction ever becomes necessary (it rarely does - our eviction rate is under 2%), we handle the entire process: late notices, phone calls, court filing, and coordination with our attorney. No additional charge.
No Hidden Fees
Everything is listed above. No marketing fees, no inspection fees, no statement fees, no miscellaneous fees. If it is not on this page, we do not charge for it.
